Should you repair or replace your furnace or boiler?

Repair is usually the right call when the system is under about 15 years old and the problem is a single part. ENERGY STAR suggests considering replacement once a furnace or boiler passes 15 years, or a heat pump passes 10. Age alone doesn’t decide it. A well-kept cast-iron boiler can outlast a furnace by years, while a cracked heat exchanger or a leaking boiler section usually means replacement at any age. Our technicians tell you which side of that line your system is on and what each option costs.

A common rule of thumb: multiply the system’s age by the repair cost, and if the result passes $5,000, replacement usually makes more sense.

Why is my heat not working?

The most common causes are a thermostat or power problem, a clogged filter, a failed ignition part on a furnace, and low pressure or a stuck pump on a boiler. Check the easy things before you call: the thermostat is set to heat and has fresh batteries, the furnace or boiler service switch is on (it often looks like a light switch at the top of the basement stairs or on the unit), and the furnace filter isn’t clogged. If you smell gas, leave the house first. Once you’re well away from it, call 911 and your gas company: Connecticut Natural Gas at 866-924-5325 for most of Greater Hartford.

Furnace and heat pump problems

A furnace that starts and shuts off within minutes usually has a dirty flame sensor, an overheating limit switch from a clogged filter, or a blocked vent. High-efficiency furnaces have one more winter failure: the PVC condensate line can freeze or clog, and the furnace shuts itself off. On a heat pump, a cloud of steam from the outdoor unit in cold weather is a normal defrost cycle. Ice that stays on the coil for hours, or a system that leans on backup heat all day, needs a technician.

Boiler problems

Hot water boilers in older Greater Hartford homes fail in a few predictable places. Pressure below about 12 psi with the system cold can keep heat from reaching upstairs rooms. Pressure climbing toward 30 psi opens the relief valve, which often means a failed expansion tank. Banging or gurgling usually means air in the lines. One cold zone with the boiler running points to that zone’s valve, circulator or thermostat. We work on older cast-iron boilers and on wall-hung condensing boilers like the ones pictured above.
